Track completion dates, record findings, and escalate issues requiring immediate attention.Key PPM activities include testing emergency lighting systems monthly, inspecting fire alarm panels and detectors quarterly, testing backup generators under load conditions, verifying UPS battery health and capacity, thermographic surveys of electrical distribution boards annually, portable appliance testing according to risk assessment schedules, checking motor control centers and starter panels, inspecting cable containment and trunking systems, testing residual current devices and circuit breakers, and maintaining building management system integration points.Maintain accurate records of all inspections, test certificates, and compliance documentation. Update asset registers with equipment condition ratings and recommend replacements when equipment approaches end of service life.## **Reactive Works**Respond promptly to electrical failures, faults, and emergency situations. Prioritize based on safety risk and business impact, ensuring critical systems remain operational.Common reactive tasks include responding to power outages and supply failures, investigating tripped breakers and blown fuses, repairing or replacing failed lighting fixtures and emergency lights, troubleshooting HVAC control issues and motor failures, addressing fire alarm faults and false activations, repairing damaged sockets, switches, and distribution boards, resolving network and data infrastructure electrical issues, fixing generator failures and fuel supply problems, responding to reports of burning smells or electrical arcing, and coordinating utility company responses for supply-side faults.Document all reactive work with fault descriptions, root cause analysis, actions taken, and recommendations to prevent recurrence. Track response times and resolution times to identify recurring issues.## **Quotes and Remedial Works**Prepare detailed cost estimates for repair work, system upgrades, and compliance improvements.
