An excellent opportunity has arisen for a Pre-Construction Project Manager to join our Property Services Midlands team based in the Birmingham office. The main purpose of the role is to lead a project from initial identification/engagement to financial close, through all pre-construction process gateways.Benefits:Competitive Salary / Competitive Car Allowance / 26 Days Holidays / Pension Scheme / Free Parking / Private Health Care / Professional Development & Training Opportunities / Free Well-being Initiatives such as eye care vouchers, occupational health, employee assistance programme / Ministry of Fun / Flexible Working / Online Retailer Discounts (Seddon Smartspending)What youll do:Work with customers and end users to understand their business needs, develop their brief, timelines and approval gatewaysIdentify and lead in management of the project stakeholdersIdentify and engage designers and key supply chain partners input needed for each project and work with the project team to agree terms of appointmentEnsure that the cost plan reflects the brief / drivers, check and reinforce the budget and communicate it to the teamAchieve delivery within the customers budgetDeliver all necessary and regular internal and external updates, and gateway reports, in line with the Seddon Management System and Pre-construction Gateways processes.Lead and manage each project Risk/Opportunities Register with the wider project team including regular and gateway updatesEnsure that the resource levels are maintained to protect the profitability of the Pre-Contract period, including liaising with the project QS to maintain accurate reporting of the costs and valueEffectively manage and communicate internal and consultant project teamsCoordinate documentation as required by the customer or frameworkEnsure adhesion of the team as a clear and effective working unit, working closely with operations and commercial teams, working closely with the wider business where requiredLead with knowledge development and sharing lessons learnt among the team to upskill team members to facilitate continuous improvementEnsure the team is engaging with supply chain to gain commitment and best solutionsWork with the customers advisors and professionals to build relationships and provide consistent advice and communicationsPromote honest, open and transparent communications ensuring the client is kept informed of anything relevant and avoiding shocksDevelop and maintain customer and framework relationships to support a strong pipeline of work for the business.To coordinate statutory requirements, ensuring Utilities, Governing bodies including planning and Building Control are managed to allow Start on site on timeTo develop strategies / problem solve issues which become apparent to ensure project KPI deliveryCoordinate the process of Decision to Proceed Meeting ensuring the presentation achieves the desired outcome of project commencementEscalate serious issues in good time to senior managers to assist in problems for resolution within agreeable timescales.?Have you got what it takes:Relevant construction, engineering or related qualificationSkills gained in a previous pre-construction roleCustomer relationship managementKnowledge and skills of the pre-construction processExcellent time management and organisation to hit deadlinesLeadership and influencing skillsEngagement and motivationThe full Microsoft suite of IT including Dynamics, TEAMS, Excel, Power Point, CRM and ASITE Information Management Software.JBRP1_UKTJ
